The process of conveyancing in the UK typically involves several stages.

  • Firstly, the buyer’s solicitor will obtain the necessary legal documents from the seller’s solicitor. This will include the title deeds, property information form, and fixtures and fittings list.
  • The next stage is to carry out searches and enquiries to verify the property’s ownership and check for any legal issues that could impact the sale. These may include searches for planning permissions, environmental issues, and any disputes or rights of way that could affect the property’s value.

  • Once these searches and enquiries are complete, the solicitor will then draft the contract and send it to the buyer for approval. The contract will detail the terms and conditions of the sale, including the purchase price and any additional conditions that have been agreed between the parties.
  • Finally, the completion date will be agreed upon, and the buyer will transfer the funds to the seller’s solicitor. Once the funds have been received, the transfer of ownership will be completed, and the buyer will receive the keys to their new property.
